Branson zoning: where short-term rentals are allowed

Inside Branson city limits, zoning decides whether you can run a short-term rental at all. Most districts allow them by right. Low Density Residential, Business and Industrial don’t.

Which Branson zones allow short-term rentals?

Nine of them. Branson’s table of permitted uses marks “Short-term Rental” with a “P,” for permitted by right, in nine zoning districts. A blank cell means the use is prohibited, and the STR cell is blank in three districts (§94-60, Table 94-60.1).

The business code repeats the ban for Low Density Residential. The city will deny a business license for lodging under 30 consecutive days in an LDR district (§22-36). And to get the STR permit, the rental has to be in a district where the table allows it (§22-472(c)(2)).

“Permitted by right” only settles the zoning. You’ll also need the license, permit and tax deposit on the license and permit page.

Can I rent out a single room?

Not inside a single-family dwelling. Branson’s use standards don’t allow individual rooms in a single-family home as short-term rentals. The same section says a planned development can have STRs only if it specifically lists the use (§94-61(e)(12)b).

How do I find my zoning district?

Look the property up on the city’s city limits map first. Outside city limits, Branson zoning doesn’t apply. Inside, the official zoning map is kept by the Planning and Development department for public inspection (Ch. 94, §94-33). We couldn’t find an official zoning map online. Call the city and confirm your district before you buy or list.

HOAs, condos and covenants

Read your covenants and bylaws too. To get the STR permit, you sign that no HOA agreement, condo bylaw, restrictive covenant or building restriction bars short-term rentals at the property (§22-472(c)(5)).

Is there an STR parking minimum?

We couldn’t find one in the zoning code. The off-street parking table has lines for hotels, bed and breakfasts and timeshares, and nothing for short-term rentals (Ch. 94 Art. VI, §94-87). Ask the city what applies to your building type.

Outside city limits, go to Taney County, Hollister and Forsyth or Stone County and the lake towns. Once you own the place, the directory has lawn and landscaping and junk removal companies around Branson.
